Design Principles

The rural character of the valley and surrounding area is reflected in the layout and design of the Fernhill development. 
      
Natural features, including drainage, vegetation patterns and ecological processes have been incorporated into the Fernhill development plan. The extent of the development works, access drives and building platforms have been designed to minimise environmental impacts. All power and telecommunications services will be located underground. 

There has been significant investment made to enhance the ecology and water quality of the property. A staged revegetation program is being implemented with native plant species primarily sourced from the local ecological district.

Properties have been designed with horse lovers in mind. The development includes access to the four kilometer Fernhill Horse Trek and five properties have a pre-formed stables site.

Landscaping
Fernhill qualifies for the GWRC Creek Riparian Planting Programme. The Fernhill Forest has a relatively well developed track network, previously used as access tracks for farming and forestry operations.

Roading
Main access to the site is from 314 Flightys Road. The site access is 3.14 km from the SH58 junction with Flightys Road. Lot 1 will be vested in the Porirua District Council as public road.

Services
The development includes provision of underground power and broadband services. Waste water reticulation is by way of on-site secondary effluent treatment systems which exceed existing GRWC discharge to land treatment requirements. As with the other Flightys Road properties, sufficient potable water is available from on-site water capture.

Fernhill Horse Trek

Overview
The Fernhill Horse Trek is located on the westerly slopes of the Fernhill Forest Property. The four kilometre Fernhill horse track is provided for the exlusive use of Fernhill residents and immediately adjacent neighbours.
